Sales activity is running hot. Ada County closed sales rose 17.2% year-over-year in the first half of 2026, with Canyon County up 9.0%. Buyers have accepted the rate environment — the median Boise home is now selling in 11 days and at 100% of list price.
💡 Buyer Strategy
At 6.55% on a 30-year fixed — down from 6.75% a year ago — affordability is slowly improving. New listings in Ada County are up 15.8% YoY, giving buyers more options than in recent years. Move quickly when the right home hits.

Ada County H1 median sits at $582,000 (+0.3% YoY) — essentially flat after years of gains. Canyon County pulled back slightly to $435,900 (-0.9%). Eagle remains the luxury outlier at $931K median. Price-per-square-foot in Boise is up 5.9% to $325.
